We are in a buyers market and probably will be for the foreseeable future. And, if you don’t work with agents who understand that market from a buyer psychology, then your property may sit on the market an extended period losing money every month. I have ben involved in negotiating real estate purchases since 1993 when I forst started. I have worked with very sophisticated buyers and sellers and have become a student of the art of negotiations. You need an agent who has the experience and confidence to represent best in your negotiations to get your home sold.

I help you understand the market conditions, how to improve the desirability of your home, how to get your property sold quickly, and sold for the most money. I also listen to you and take into account your requirements for the sale — you have complete control with no hard sell tactics.

During the negotiations, I personally present offers to the buyer’s agent and, if they are available, ask the buyers be present when I do so. This allows me to discuss the advantages of your counter-offers and significantly increases the chance of reaching agreement. Most agents won’t do this.

We also have a great internet focused marketing plan that gets your property exposed to buyers. Today over 95% of buyers use the internet to find properties … this is especially true in coastal/resort areas where most buyers are from out of town. Your property is syndicated to websites like Realtor.com, Trulia, Zillow, Yahoo, New York Times, Wall Street, and many more … maximizing your exposure to the buyers before they arrive. We will provide the following:

1) ACCURATE EVALUATION
The correct selling price of a property is the highest price that the market will bear. To assist you in determining the correct asking price, we will provide you with a comprehensive market analysis of comparable properties that have recently sold and that are currently for sale in your neighborhood.

2) PROFESSIONAL ADVICE
We will show you how you may best prepare your home for showing and advise you of any necessary repairs. You will be kept up to date on the state of the market, the sale of similar properties and any other factors which may affect the marketing of your property.

3) PROMOTION OF YOUR HOME TO OTHER REALTORS
The major selling points of your property will be distributed to other real estate firms throughout the community.

4) OFFICE HOURS and LOCATION
Island Realty is open seven days a week from 9:00am to 5:00pm (Monday through Saturday) and 11:00am to 5:00pm on Sundays. We are located less than a mile to the entrance to Fripp Island.

5) NOTIFY PURCHASERS
We will use an advanced computer system to identify people who have been looking for properties in your neighborhood. They will be contacted and given the details of your property.

6) OPEN HOUSES
If appropriate, open houses will be arranged and held during reasonable hours.

7) ADVERTISING
We will advertise your property in appropriate publications and communicate the results to you.

8) PROGRESS REPORT
Every step in the sales effort will be made available to you. My Progress Report will keep you up to date. It may be a simple email or telephone call, but we will communicate frequently.

9) PRE-APPROVED MORTGAGES AND FINANCING GUIDANCE
We are able to work with local banks in an effort to offer pre-approved mortgages which encourage buyers by letting them know the mortgage potential in advance. We will provide professional financing guidance to both the buyer and seller.

My Marketing Plan

We are committed to offer the highest standards of professional service to all of my customers. To assure you that your property is marketed to its fullest potential and to obtain the highest possible market value, the following will be completed:

1. Prepare CMA to establish fair market value
2. Prepare and sign listing agreement
3. Promptly input listing information into MLS
4. Place your property in our inventory
5. Place electronic lock box on property
6. Notify all local agents of this new listing
7. Schedule property for office tour
8. Prepare a “Visual Tour” for the web, MLS and Realtor.com.
9. Schedule property for all available agents to tour
10. Mail ‘Just Listed’ flyers to Beaufort agencies
11. Place ad in publications
12. Phone all potential buyers with details of listing
13. Arrange showings for other agents
14. Contact you regularly with verbal or email progress reports
15. Review marketing activities
16. Pre-qualify potential buyers
17. Present and discuss all offers on property
18. Negotiate the transaction with other agents
19. Finalize the sales contract
20. Confirm that all contingencies on sales contract are completed
21. Finalize the closing
